Georeferenced coordinates<\/h2>\n
The georeferenced certificate is the document drawn up by the competent professional in the field of geomatics and topography that is required for the correct or updated registration in the land registry or cadastre. Nowadays, because of the Mortgage Law this document is necessary to justify the accuracy of the dimensions of the property.<\/p>\n
This certificate with the georeferenced coordinates is drawn up and signed by topographical engineers and experts and includes a topographical plan showing the exact geometric location of the property.<\/p>\n

Georeferenced certificates with specialised technicians<\/span><\/h2>\nThe geo-referenced coordinates or geo-referenced certificate<\/strong> is a system of coordinates that allows to determine the exact position on the territory of the property, including also the surface and the shape. The technician shall be responsible for defining these coordinates with all the vertices referring to the absolute origin, its orientation with respect to north and the geographical zone in which it is located.<\/p>\nThe certificate is made up of two types of information, literary information and graphic information. In the literary information of the geo-referenced certificate the parcel and\/or the building is described with the table listing all vertices. The certificate is made up of two types of information, literary information and graphic information. In the literary information of the geo-referenced certificate the parcel and\/or the building is described with the table listing all vertices. When are georeferenced coordinates needed?<\/h2>\n
Georeferenced coordinates are needed in several cases:<\/p>\n

- Georeferenced coordinates for new construction: This will be required for a deed of declaration of new construction. Two cases can be seen, in a recent new building site and in an old new building site.<\/li>\n
- Georeferenced certificate for segregations or aggregations without affecting adjoining properties.<\/li>\n
- Certificate for segregations and\/or aggregations affecting adjoining parties<\/li>\n
- Georeferenced coordinates in case of immatriculation, when it is registered for the first time in a land register.<\/li>\n<\/ul>\n

The paperwork and certificates often obstruct or block our projects for a long time and as we do not want this to happen, we work as quickly as possible.<\/p>\n
