What is an energy performance certificate and how to apply for it?

The energy efficiency certificate or energy certificate is a document drawn up by a technician which includes all the information about the energy characteristics of a property. This is an official document that every property should have, as it provides an energy rating and calculates the annual energy consumption that the dwelling will need to meet the demand for habitability.

To request an energy efficiency certificate you only have to contact our architects in Gandía, where our professionals will visit the property and take the cadastral registry data to know the surface, the geometry and the age of the property. With the necessary information and the supporting software we work with in the study we will calculate the current energy efficiency level.

Who issues energy performance certificates?

An energy performance certificate is issued by a technician in possession of an academic qualification that enables him/her to perform this task, such as architects, engineers, technical architects and technical engineers. This will be based on current regulations and the current state of the property.

Energy performance certificates are now mandatory in many EU countries and all of them have a first sheet with the energy label where the efficiency is rated from A rating (which is the highest rating) to G rating (which is the lowest rating).

Currently, from a regulatory point of view, it is required that all existing buildings must have the energy efficiency certificate when they are to be sold or rented, so you must have this certificate before making the sale of the contract, in fact, the notary is asked for this certificate.

Newly constructed buildings are also required to have the certificate, in addition to buildings with certain uses of more than 500 m2, buildings of more than 250 m2 owned or occupied by a Public Administration, buildings in which renovations or extensions are carried out in certain cases and buildings that have to undergo a Technical Building Inspection.
